  • Who is eligible for the New Construction Rebate Program?

    To qualify, clients must:

    • Enter into an exclusive buyer-brokerage agreement with JNB Realty.

    • Register JNB Realty as their agent upon first contact with a builder.

    • Ensure the builder pays JNB Realty a minimum commission of 3%.


  • What is the rebate amount?

    The rebate is up to 1% of the home's purchase or base price (if the commission is based on the base price).

  • How can I use my rebate?

    Clients can choose between:

    • Applying the rebate as a credit toward closing costs (subject to lender approval).

    • If closing costs are covered, client will work with lender to maximize rebate.


  • Are there any exclusions?

    Yes, the following transactions are excluded:

    • Builder's commission is less than 3%.

    • Transactions initiated through third-party referral leads.

    • Transactions with commissions negotiated below JNB Realty's standard rate.


  • Is the rebate available for all loan types?

    Yes, the program has no restrictions based on loan types (e.g., VA, FHA, or conventional loans).

  • Can I use the rebate program if I am working with another real estate agent?

    No, the rebate program is exclusively available to clients who sign a buyer-brokerage agreement with JNB Realty and work exclusively with our agents.

  • Do I need to pay anything extra to participate in the rebate program?

    No, there are no additional costs to participate. The rebate is funded entirely through the commission JNB Realty receives from the builder.

  • What types of homes qualify for the rebate?

    This program is specifically for newly constructed homes, including production, semi-custom, and custom-built homes, located in San Antonio, Houston, and Austin metropolitan areas.

  • What if I already visited a builder without registering JNB Realty as my agent?

    You may not be eligible for the rebate program if you visited a builder before registering JNB Realty as your agent due to the August '24 NAR Settlement agreement. Contact us immediately to explore options that might still allow you to participate.

  • Can I combine this rebate with builder incentives or promotions?

    Yes, in most cases, the rebate can be combined with builder incentives, such as free upgrades or closing cost contributions. However, this may depend on the builder’s specific policies, so it’s best to consult with your JNB Realty agent and lender.

  • Are there any restrictions on using the rebate if my lender covers my closing costs?

    If your lender covers 100% of your closing costs, the rebate may not be applied as a credit. In this case, you can discuss rebate options with your lender.

  • What happens if the builder reduces their commission rate during the process?

    Typically, once a contract is signed, the builder will honor the commission in the contract unless the buyer elects to choose another house within the same community that offers a lower commission. If the builder reduces the commission rate to below 3%, you will no longer qualify for the rebate program. In all cases, your JNB Realty agent will inform you if such changes occur.

  • Can the rebate be used for anything other than closing costs?

    The rebate is specifically designed for closing cost assistance (subject to lender approval). However, with lender approval, you could use the rebate to buy down your interest rate at closing.  Your lender should be able to assist in with the best ways to utilize your rebate for closing credits.

  • What happens if the builder offers a bonus or a commission higher than 3%?

    In rare cases where builders offer bonuses or commissions above 3%, JNB Realty provides a consistent 1% rebate to maintain fairness and transparency across all transactions. These additional funds allow us to sustain the program while continuing to offer meaningful savings and exceptional service to every client. By balancing program costs, we ensure that all clients receive the same high-quality experience, regardless of varying builder incentives.
